The $8,000 tax credit for home buyers is a popular subject that is currently being discussed. It is a provision of the American Recovery and Reinvestment Act signed by President Obama. First time home buyers who make a purchase of an owner occupied residence between January 1, 2009 and December 1, 2009 are eligible for an $8,000 tax credit. A first time buyer is someone who has not owned a home in the last 3 years, it does not mean never owning a home. Best of all, it does not require repayment. The credit is claimed on a tax return to reduce the purchaser’s income tax liability. Any unused amount is refunded as a check.

One way in which this can be utilized in conjunction with a beneficial mortgage is, when a client is well qualified to make a purchase but they do not have the down payment. This allows them to borrow the money from relative or friend and repay them when they file their taxes.
